The Green Future Awards under the Vietnam Industrial Property Forum (VIPF 2024) was held by VIR on July 30.
As its development strategy, Green i-Park has developed Green-iP1 as a key IP in Thai Binh Economic Zone, pioneering a breakthrough model of eco-IP to minimise pollution and environmental impact.
Infrastructure investor Green-iP1 has funded a centralised wastewater treatment system with advanced technology. Its wastewater treatment plant has a capacity of 25,000 cu.m per day, divided into several phases. The treated wastewater discharged into the environment meets national technical standards.
Meanwhile, the park has reserved maximum land for planting trees, creating a buffer zone between the IP and residential areas. Trees are planted on both sides of the internal traffic system. So far, tens of thousands of trees of all kinds have been grown, providing shade and "green lungs" for factories.
In addition, the factories in the area are surrounded by canals, lakes, and pumping stations, serving both water supply and drainage, flood prevention, fire prevention, air conditioning, and improving air quality, as well as reducing the environmental footprint.
Green-iP1 continues to implement a number of environmental protection projects, such as building a green office meeting 5S standards, collecting and recycling kitchen waste into organic fertiliser, and using treated wastewater from the wastewater treatment plant to water plants.
In addition, the complex has built a fire prevention and fighting centre, and has selected a contractor to supply equipment and services for installing a rooftop solar system.
Green-iP1 also focuses on attracting tenants who are satellite companies in the supply chain, creating a close-looped production environment. The output of one enterprise is the input for other enterprises, thereby limiting waste discharged into the environment.
Green-iP1 has attracted 20 investors from many countries, most of whom specialise in electronic products, modern technology, and export to the United States and European countries. Some large-scale projects are funded by Lotes Vietnam ($167 million) Greenworks ($200 million), Compal Electronics Vietnam ($260 million), Pegavision Vietnam ($200 million), and Jinro Soju Vietnam ($100 million).
In particular, Jinro Soju Vietnam aims to build a factory at Green-iP1, combining the most advanced and modern technology. Based on the JIS standards, the investor pays attention to energy efficiency and carbon emissions monitoring to create an environmentally friendly factory.
By attracting secondary investors who use high technology, it is the premise for Green-iP1 to become a green and smart IP without causing air or water pollution. After nearly three years, the IP has achieved an occupancy rate of 50 per cent with a high absorption rate and effective land use, contributing to reducing emissions and minimising environmental pollution.
At VIPF 2024, experts agreed that green transformation has become a requirement for businesses. According to global real estate consulting firm JLL, 87 per cent of occupiers surveyed across Asia-Pacific are targeting 100 per cent green-certified portfolios by 2030.
The Green Future Awards aim to honour developers with green and eco-IP development strategies as well as secondary investors leasing lands in IPs with sustainable development strategies like using clean energy, developing sustainable infrastructure, and smartly managing water and resources in the ecosystem.
