CapitaLand Development (CLD) unveiled twin high-rise residential towers named Orchard Hill on August 1, with 774 units in the second phase of Sycamore, a residential project in Binh Duong New City of Binh Duong province.

Located about 30km from Ho Chi Minh City, Sycamore comes hot on the heels of achieving strong sales of more than 70 per cent of units released under the project's first phase, a low-rise development named The Orchard.

Developed by CLD in a joint venture with United Overseas Australia (UOA) Group over phases, Sycamore offers 3,500 freehold units across a mix of low-, mid- and high-rise residential developments, providing homes for an estimated 13,000 residents on a site measuring 18.9 hectares.

With a projected total gross development value of over S$1 billion (around $750 million), Sycamore is targeting full completion by 2028. The Orchard and Orchard Hill mark the first two phases of Sycamore.

According to Ronald Tay, CEO of CLD (Vietnam), Sycamore plays a key role in CLD's target to achieve a residential portfolio of 27,000 units in Vietnam by 2028.

Occupying over 9.1ha, The Orchard is Sycamore's first gated community residence. The range of housing types in the low-rise development includes terrace houses, semi-detached villas, and single villas, with sizes ranging from 90 to 370 square metres. The units were booked at an average price of about VND100 million (around $4,160) per sq.m. Completion of The Orchard is expected in Q3/2025.

Orchard Hill is Sycamore's first high-rise development. Comprising two 24-storey residential towers on a 1.1-ha site, Orchard Hill is designed to meet the needs of nuclear families, newly-weds, and expatriates working in Binh Duong.

It offers 774 units across a variety of unit types, ranging from one-bedroom units starting at 56sq.m to three-bedroom units up to 112sq.m, as well as duplex and penthouse options. Orchard Hill is scheduled for launch in Q4/2024 and completion in Q4/2026.

Elevated lifestyle and wellness experience at The Orchard

The Orchard occupies a prime location within Sycamore that provides residents with easy access to the main commercial and retail hub of Binh Duong New City. The location offers convenience in a serene setting next to a 70-ha central park and lake, while featuring eco-friendly amenities like sunshade coverage from trees in front of each home and active mobility options such as jogging and cycling paths.

The Orchard's centrepiece is the impressive four-storey The Canopy Clubhouse, which provides residents with 26 exclusive amenities tailored to their diverse needs.

Sycamore, a symbol of sustainable urbanisation

Sycamore is set to become Binh Duong New City's first electric vehicle (EV)-ready development, with all plots supported by EV charging stations.

This innovative approach aligns with the community's broader focus on environmentally conscious living.

Beyond Sycamore's EV-readiness, the facade of residential units is designed with passive and active features that maximise the use of natural daylight and ventilation in each home.

The project utilises its surface areas for rainwater harvesting, which is used for automatic irrigation. This is expected to result in 30 per cent water savings on irrigation, approximating three million litres of water annually. Additionally, it features rain gardens to reduce urban run-offs and double as a communal space during sunny days.

These thoughtful sustainable design elements strengthen the development's status as a benchmark for sustainable urban living in Binh Duong New City.

Sycamore is expected to obtain Excellence in Design for Greater Efficiencies (EDGE) certification from the International Finance Corporation (IFC), a member of the World Bank Group.
