CapitaLand Development introduces Lumi Hanoi

On November 6, CapitaLand Development (CLD) announced that it will be developing the high-end residential project, Lumi Hanoi, the first residential project in Vietnam designed by the renowned French architect Jean-François Milou from Studio Milou.

Located on a prime site in the West of Hanoi, it has a projected total gross development value of about S$1 billion (approximately $760 million) and a total land area of approximately 5.6 hectares. It is expected to begin construction in Q1/2024.

The project will comprise about 4,000 units across nine 29-35-storey towers that will be developed in phases. It will offer a wide selection of unit types, ranging from 42 square metres for a one-bedroom apartment to 135sq.m for a four-bedroom home. There will also be duplex units and penthouses ranging from 115-410sq.m.

According to Ronald Tay, CEO of CLD (Vietnam), the company is pleased to expand its residential offering with the development of Lumi Hanoi in Vietnam's capital to meet the demand for quality real estate amidst the country’s continuing urbanisation and population growth.

Lumi Hanoi is located in a well-planned area in the West of Hanoi, near various attractive amenities including parks, schools, shopping malls, medical centres, and the new administrative centre.

It is accessible via the Thang Long Highway, is a convenient 20-minute drive from Hanoi’s central business district, and only 40 minutes from Noi Bai International Airport. In the future, connectivity will be further improved when the Metro Lines 5, 6, and 7 begin operations.

Providing more than just homes, Lumi Hanoi is a visionary vertical neighbourhood that will transform the city with a blend of sustainability, sophistication, and serenity, redefining urban living.

Lumi Hanoi was designed by the French architect Jean-François Milou from Studio Milou, who is also behind the design of the Binh Dinh Convention Centre in Quy Nhon and the National Gallery of Singapore. Lumi Hanoi is his first residential project in Vietnam.

Inspired by 'lumière', the French word for light, Lumi Hanoi embodies this core essence in its development, as light is key to life and to a home. This city-of-lights concept underpins the different elements that drive the design philosophy seen throughout the project.

Lumi Hanoi’s distinctive landscaped design is themed after celestial elements such as sole, aurora, and stella, featuring rolling hills and ecosystem ponds, a departure from the ordinary flat terrain seen elsewhere. A central park provides a serene haven and serves as a gateway to the outdoor amenities.

A striking elevated boardwalk serves as a landscaped spine, elegantly binding the sprawling development and providing a seamless connection that integrates residents with a myriad of services.

Lumi Hanoi features more than 80 facilities for residents of all ages, including 15 courts for different sports and various pools to promote an active lifestyle.

Lumi Hanoi is looking to achieve Excellence in Design for Greater Efficiencies certification issued by the International Finance Corporation. Key sustainability features include 4.3 hectares of lush landscaping, rainwater harvesting, ecosystem ponds, a biotope system, electric vehicle charging lots, and bicycle parking.

CapitaLand has been operating in Vietnam since 1994 and has established a strong foothold in the market with a diversified portfolio. Including Lumi Hanoi, CLD's residential offerings in Vietnam will comprise about 16,000 quality homes across 17 projects. It also includes a retail mall, a SOHO development, and two integrated developments.
