Spas look to bounce back

Spas and resorts are banking on easy credit to boost their sales.

“Investors’ efforts coupled with more capital from commercial banks are fundamentals for the real estate market to win back customers’ trust in the latter half of 2012,” said chairman Luu Duc Hai at INT Group, a leading developer of green properties.

He said to attract customers to its projects the group, which has a series of resort villas in northern Hoa Binh province’s Luong Son district, was concentrating on developing a villa-garden complex model, with public facilities such as swimming pools, tennis courts and spas.

Meanwhile, the Khanh Hoa-based Venesia Nha Trang 150 hectare integrated resort-urban complex project last week put the Venesia Onsen Villas on sale for Hanoi customers with a price of VND8 million ($381) per square metre, cheaper than its proposed VND20 million ($952) a year ago.

Its customers are offered a long-term payment of 18-24 months along with a discount up to 14.53 per cent for first signed contracts. After 24 months when construction finishes, if customers show interest in leasing their properties, the developers are committed the profit level of at least VND200 million ($9,520) for its rents in two years.

In another case, on April 6 Thang Long Xanh Invest put the housing model Dien Vien Thon,  a subsection of the Hanoi-based Zen Resort villas complex in Hanoi’s Ba Vi district, on the market. Dien Vien Thon consists of 66 Vietnamese architectural villas.

Currently, Dien Vien Thon offers villa frames with completed outer at VND900 million ($42,857) per unit and also pledges its customers to a minimum income when leasing.

Also, at the beginning of May Tuan Chau Group and Jen Capital, subsidiary of the Hong Kong’s Chiaphua Group, presented the northern Tuan Chau based-Caye Sereno Resort project.

The project covers 3.3ha with 18 oceanfront villas. Its total investment capital is up to VND1,000 billion ($47.62 million) and its targeted customers are Vietnamese successful businesspeople.  

Since mid-May, 2012, many resort projects in Danang, Phan Thiet also re-launched their marketing-sales campaigns after a long silence.
