The new darling of Bangkok living

In the past few years, demand for green and convenient living has risen dramatically in Bangkok, as residents become more sophisticated in their requirements for a home. Among all 50 districts of Thailand’s capital city, Lad Prao emerged as an area that can meet the strict needs of modern living, thanks to its strategic location and wide range of amenities.

A quick look at Lad Prao shows that the 21 square kilometre district is located near Don Mueang International Airport, the hub for various Thai airlines flying across Southeast Asia. The district is also well-connected to other areas of Bangkok, including the central business district thanks to Phahonyothin Station, which is part of the mass-rapid transit (MRT) system.

According to real estate developers, these strong points make Lad Prao highly enticing to office workers in the Pahon Yothin area, as well as long-time residents in nearby districts. Anukul Ratpitaksanti, managing director of Plus Property Company Limited, said that white-collar workers want a home near their office, while long-time locals look for a new home in the neighbourhood to expand their family.

Plus Property reports show that prices for apartments in Lad Prao – Pahon Yothin have skyrocketed in the past four years. The annual growth rate is 8 per cent, and land prices are edging up close to the popular Sukhumvit area in downtown Bangkok. Demand for residence in this area grows by 8.4 per cent every year, the reports read.

“There is a tendency for this demand to continually increase. The demand results from people wanting to buy for real residency, rather than those wanting to buy for investment. Prices are also still affordable,” said Ratpitaksanti.

However, developers wanting a piece of Lad Prao’s rising appeal also face a huge challenge: land plots in this area are generally small, making it difficult to build major projects. This also pushes the price of condominiums located near the train stations, as quality land plots suitable for property development here are few and far between.
