Transport solution: A boost to Quang Ninh property value

Recent breakthroughs in infrastructure development in the northeastern province of Quang Ninh, including work on the Hanoi – Haiphong – Quang Ninh expressway, are opening new investment opportunities in the province, especially in tourism commercial projects.

Solving the travel problem

Quang Ninh has a lot of development potentials, but its poor connection with Hanoi and nearby provinces has discouraged investors. Now thanks to years of focus on traffic works, all major roads and bridges are leading to the province.

The Hanoi – Haiphong expressway just opened another 52.5 kilometres to traffic on September 26 and is crossing Hung Yen and Hai Duong provinces. More than 75 kilometres of the road is now available for use, with all of it expected to be in service by the end of this year.

Prime Minister Nguyen Tan Dung on September 13 announced the launch of an expressway project connecting Ha Long city in Quang Ninh to Bach Dang Bridge in Haiphong city. The project, which has created excitement all over Quang Ninh, is expected to cost VND14.024 trillion ($630 million) including more than VND10 trillion ($460 million) of BOT investment.

This new expressway will link the Hanoi – Haiphong – Quang Ninh economic triangle and help form strategic route connecting Hanoi – Haiphong – Ha Long – Van Don, which is planned to be extended to Mong Cai border gate.

It will reduce the traffic density on National Highway 18 and shorten travel from Ha Long to Hanoi to 130 kilometres, and from Ha Long to Haiphong to only 25 kilometres.

Construction is scheduled to finish in 2017 and by that time Quang Ninh’s status would lift to a new level.

With promising infrastructure, Quang Ninh has drawn a massive wave of investments in recent time. Some of the big investments have been materialised, including Sun Group’s VND6 trillion ($270 million) Ocean Park which is expected to have the biggest sun wheel in the world.

It is also Dao Reu tourism centre worth more than VND1 trillion ($46 million) and others whose work was kicked-off this month like the VND7.5-trillion Van Don airport and a 5000-seat gymnasium projects.

It will take less than a year for Quang Ninh to become a tourism and entertainment paradise, and the best part of that will be perfectly accessible.

Raising the value of tourism property

Hotels and resorts have always been considered as a big potential of Quang Ninh, and the convenient traffic is going to bring that a lot of benefits.

A good example is projects within the Halong Marina Urban Area, the first modern tourism zone in Ha Long city, which has been consistently developed by BIM Group – Syrena Vietnam over a 248-hectare area.

Most of these projects once opened to the market have received a lot of attention from customers and investors and have enjoyed price increases in a short time.

The investor sold out 109 houses at Little Vietnam, a tourism commercial and housing project, within two months last year. Their prices rose an average of 21 per cent three months after they were up for purchase. The Green Bay Tower and Sunrise Apartment projects have enjoyed similar good sale.

Lotus Residences – a townhouse project which locates next to Ha Long Bay and has one of the best locations at Halong Marina, also raised prices recently with the bay view houses now available at around VND200 million ($9,200) apiece.

Market insiders have forecasted further price increases as the project is a unique real estate product with a combination of housing, tourism commercial and entertainment units.

Buyers of houses in the inner side of the project, which cost VND3.8 billion ($174,300) each including value-added tax, can join a programme guaranteeing that they can rent out the house for up to 8 per cent of its value a year for the first three years. Buyers of these houses will also receive VND200 million ($9,200) worth of interior design.
