Gaw NP Industrial (GNP) broke ground on December 28 for its second ready-built factory (RBF) project, the GNP Yen Binh 2 Industrial Centre. VIR's Bich Ngoc talked with Thao Nguyen, director of leasing and asset management, about the project's unique features and the company's goals.

The 16-hectare GNP Yen Binh 2 project is designed to cater to the ever-evolving demands of global manufacturers and producers, ensuring smooth and optimised operations. This second facility builds on the momentum of the success of GNP’s first 13-hectare GNP Yen Binh 1, which was fully occupied before its construction was completed last June.

Both projects are strategically located, just an hour's drive from Hanoi and next to Samsung Electronics Vietnam's Thai Nguyen factory, noted for its proximity to key freight routes and attractive investment policies. Thai Nguyen province also has two of the largest educational centres in Vietnam, making it easier to access and recruit a highly skilled labour force.

The design highlights of the RBF at GNP Yen Binh 1 and 2 feature open factory floor without internal columns to optimise the manufacturing space. The natural skylights along the roof will save energy during the day and an automatic fire fighting system will help businesses operate most safely.

These three factors save a lot of initial investment and production costs, so tenants can start production in the shortest time.

The project has also four entrances to ensure a convenient traffic flow and avoid congestion at peak hours. Public canteens and restroom systems are arranged along with the project without causing tenants to reserve the leasing space for those amenities. This contributes to the optimisation of the production area and increases profits for tenants.

Who will be Yen Binh 2's targeted tenants, and how does GNP support them with modern facilities to meet their specific conditions?

What are the advantages of Thai Nguyen province as a location for the project?

Thai Nguyen is the third-largest training centre with nine universities, including the Thai Nguyen University, Viet Bac University, and the University of Transport Technology. The province is also home to 12 colleges, eight vocational schools, and 30 vocational training centres. The education system offers more than 100,000 qualified students to meet the labour needs of Thai Nguyen province and other northern midland and mountainous provinces.

GNP Yen Binh 1 has reached full occupancy after six months of construction. What do you plan for the GNP Yen Binh 2 after it comes into operation?

Following the success of GNP Yen Binh 1, GNP Yen Binh 2 will provide a total area of 162,000 square metres and 110,000 sq.m of ready-built factory grounds for rent to the market.

With the advantages of a good location, investment incentives, competitive rents, and value-added services, GNP hopes to tap the upcoming investment wave and attract small- and medium-sized enterprises with foreign funds, most of which are satellite vendors of “queen bee” companies such as Samsung, Foxconn, Nike, Adidas, Gap, Levis, Luxshare, and Pegatron.
